Maintenance Plans
Archicomm provides a Maintenance Plan service for both new and established buildings.
WHY DO YOU NEED A MAINTENANCE PLAN?
A prescribed owners corporation is required to have a maintenance plan if the property consists of more than 100 Lots (including garage/car spaces & storage Lots) or collects more than $200,000 in annual fees from their members. All other Owners Corporations may have one if they wish.
Archicomm recommends a Maintenance Plan to all Owners Corporations in order to prevent unexpected issues and costs arising from the aging of a building.
The advantages of a Maintenance Plan are:
- Maintenance of the property is organised in a systematic way
- Efficiency of building services can be monitored
- The standard and presentation of the property can be maintained
- Emergency and corrective maintenance and the subjective decision-making and expenditure is minimised.
WHAT DOES A MAINTENANCE PLAN COVER:
Maintenance Plans are prepared by registered quality surveyors in conjunction with Archicomm. Once the site inspection is completed we prepare a Maintenance Plan that includes the following:
- Itemised allowances, annual totals and allocations per unit as per the plan of subdivision entitlements for the major capital items for repair and replacement
- When the items or components will need to be repaired or replaced, the estimated cost of the repair or replacement and the expected life of those items or components once repaired or replaced.
- A budget for any future building maintenance work that fully complies with the Owners Corporation Act 2006
The aim of a maintenance budget is to reduce managed expenditure (unplanned maintenance works) over time as far as possible and replace it with variable expenditure (regular and planned maintenance works). Maintenance Plans provide a long-term basis for setting sinking fund levies and for routine on-going maintenance.
The effectiveness of the maintenance work that has been carried out should be reviewed regularly. An important part of the maintenance planning for a building is to improve the previous decisions to maintain the asset so that subsequent maintenance expenditure will be more effective.
