Dilapidation Inspection Surveys
WHAT IS A DILAPIDATION INSPECTION SURVEY?
A Pre- and/or Post-Construction Dilapidation Survey is a visual inspection with a
photographic and/or video record of the existing condition of a property including
specifically identifying defects found within the property. These reports provide a
documented photographic record of the existing condition and defects within a
building.
A Dilapidation Inspection Survey is conducted for the Client by an independent
third-party contractor to prevent any conflict of interest between the affected
parties.
WHY DO YOU NEED A DILAPIDATION REPORT?
Demolition, excavation or construction work can potentially cause damage in
residential and commercial properties, or public assets in close proximity to a
proposed development. There is a chance that issues may arise due to the nearby
works, and these may be in relation to cracking, water leakage or deterioration of
surrounding properties. Often, this could be due to vibration from heavy equipment
used for excavation work and even if the construction work is carefully
managed it has the potential to cause damage to nearby and adjacent buildings,
properties and street assets.
With major building or civil works programs including drilling or excavation to
install water supply or sewer pipelines, level crossing removals or tunnels and
other government infrastructure upgrades, surrounding buildings and other
infrastructure can potentially sustain damage caused by vibrations from the
excavation.
To protect all parties, it is prudent to carry out a full photographic record of the
existing condition of the surrounding properties prior to work commencing on the
construction site. This will form a baseline for any future damage claims due to
demolition, excavation or construction work mitigating the risk of lengthy disputes
or possible legal proceedings in relation to property damage.
As part of an approval process for construction and development to occur, local
councils may also request that a Dilapidation Survey be carried out in relation to
footpaths, kerbs, channels, gutters, roads and council street assets prior to any

WHAT IS INCLUDED IN A DILAPIDATION REPORT?
A Dilapidation Report by Archicomm is carried out by experienced building
inspectors, who have a thorough understanding of the aspects of a property that are
likely to be affected by nearby works and includes notes, photographs and
measurements to give an accurate representation of the state of the property being
inspected. Inspectors record cracks, gaps, subsidence and condition of:
- Internal walls, ceilings, windows, doors, skirting boards, cornices, architraves and flooring
- External walls, doors and windows
- Concrete driveways and other paving, retaining walls, fences, garages and outbuildings
- Public and council assets – footpaths, roads, crossovers, kerbs, service pit covers, light poles, signage, nature strip, trees and more.
