Defects Report
ARCHICOMM provides Building Defect Report Services for both new and established buildings.
A Building Defect Report includes an inspection for the common areas in either commercial or residential buildings and/or individual apartments and office spaces to identify any defects in the condition of the building such as, but not limited to the following:
- Water ingress
- Leaking balconies
- Structural Cracking
- Roofing
- Facades
- Plumbing issues
- Windows
- Switchboards
- Residual Current Devices (RCDs)
- Thermal Solar Panel Inspections
- Mechanical/Electrical Issues
ARCHICOMM’s Building Defect Reports are undertaken by independent:
- Architects
- Structural/Civil Engineers
- Building Practitioners
- Essential Safety Measures Inspectors
- Electrical/Mechanical Engineers
Colour photographs are included in the report to provide a visual reference for each defect together with a written caption and explanation. The tagged photographs are inserted onto the sub-plan and elevation drawings to illustrate the defect location.
Once the defect(s) have been identified, recommendations for repair and rectification are provided together with a scope of work including specifications.
ARCHICOMM can assist with disputes lodged with the Victorian Civil and Administration Tribunal (VCAT). Our reports are completed in a VCAT compliant format, known as ‘Practice Note PN VCAT 2’.
NEW BUILDING DEVELOPMENT
It is important to identify defective work as early as possible on new buildings, preferably at the point of occupancy.
Early identification of building defects will ensure the defects are repaired within the building warranty period and potentially save the Owners Corporation extensive costs in legal expenses.
Our Building Condition Reports also highlight defective works in relation to OH&S issues i.e. defective signage, unsealed penetrations, and all elements of Essential Safety Measures.
Thoroughly checking all items listed on the Occupancy Permit in the information detailed in our Report will ensure that an Occupancy Permit can be completed in a compliant manner providing the Owners Corporation peace of mind.
