SINKING FUND
A Sinking Fund Plan can be used to ensure that sufficient building maintenance funds are available to avoid unnecessary delays in carrying out urgent building maintenance and repairs. It is set up by the Owner’s Corporation to cover the cost of future maintenance expenses, without which there is a liability risk for buildings.
ArchiComm’s Sinking Fund Plans list all major capital items that will require maintenance, repair or replacement over the subsequent 10 years and up to 30 years, including the current estimated repair costs which allows for inflation on the cost of future work.
PROPERTY VALUATION
Real estate is often an individual’s largest asset therefore, it is important to ensure that you get the best possible price for it and in the event of a purchase, don’t pay an excessive amount. A pre-sale/purchase valuation of the property can help you make the correct decision and optimise the asset’s true potential.

ASSET MANAGEMENT

Asset Management Plans tailored strategically provide accurate inventory, including all property history and forecasts for full lifecycle costs.
Clients’ portfolio ownership, operations, and maintenance costs, including recommendations on proactive and reactive maintenance programs are critical to finding the best fit – internal or external contracts – to meet organisational needs. Our team advises on the management of contracts to optimise technical, financial and risk mitigation factors and assists Clients draw up Service Level Agreements with subcontractors.
